After more than a decade living abroad, my wife and I moved home to BC to build a life with more freedom and more time with our kids. Real estate is how we got there. We built a rental portfolio that now holds 70+ properties, and along the way I have been a first-time buyer, a joint-venture partner, a syndicator and a vendor take-back lender. So I have seen a mortgage from every seat at the table.
Most of my work today is with physicians in British Columbia and Alberta. Your income does not look like a regular paycheque, and a lot of lenders get it wrong. Residency pay. A contract for a job you have not started yet. A corporation you pay yourself from. A big line of credit. I know which lenders understand a medical career and how to put your file together so it gets approved.
A few things worth knowing before we talk. As a resident or fellow you can qualify on projected income, $185,000 in your first two years and $225,000 from year three, and there are specialty-based amounts for your final year and your first 36 months in practice. Ten percent down still works, with mortgage insurance (the premiums are higher than standard, not lower). Your student loans and line of credit count against you even if you are not paying on them yet. None of that is a problem. It just needs someone who knows the rules.
Where you are buying changes the plan. In Vancouver and Victoria the program and a 10 percent down payment do most of the work. In Calgary and Edmonton the same income goes further, so we spend more time on what to buy and how to set it up. I work both provinces from Kelowna.
And when you are ready to own more than the home you live in, that is where I started. The physician programs only cover the home you live in, so rentals are financed on their own. I have done that with my own money and I can walk you through it.
Bring your enrollment letter or contract, what you owe, and the city you want to buy in. That is enough for me to give you a real number and a plan.
